Landon Business Center under construction

BULLHEAD CITY - The first phase of the Landon Business Center isn't quite finished, but the facility is already generating interested tenants.

Developer/owner Phill Brack said the 9-unit building should be completed in about five to six weeks.

He said this type of building is a first for Bullhead City.

"It's a concrete tilt-up flex building," he said. "They are more expensive to build but they are incredibly durable and the quality is higher. Instead of depreciating, they increase in value over the years.

"These units are a combination of office/warehouse space with store front entries and rear roll-up doors that open to a 16' clear roof height. The outside will have a more finished look with black glass inlays," he said. "It's multi-use, and available as configured or we can build to suit from 1,500 to 15,000 sq. ft."

The new facility is the beginning of several units to be constructed on the 10-acre site which is part of the 70+acres of the Bullhead Airpark owned by Dave Lords, also president of Laughlin Ranch.

Lords sold Brack the 10 acres with the understanding that quality was the priority.

"Approximately 100 businesses, most of which are tied to the construction industry, have become Bullhead Area Chamber members over the last year," said Orchid Comitz, chairman of the board of the chamber of commerce and director of marketing and public relations for Laughlin Ranch.

"For example, people who make doors or custom windows, cabinets, plumbing supplies ... and we wanted to make a nice facility like this available to these kinds of businesses," Lords said. "From the fabrication of ornamental wrought iron gates to draperies, it's all part of job creation which is good for economic growth of the area.

"They can have offices and showrooms in the front and a workshop in the back. This is the first step in attracting these kinds of businesses to Bullhead City.

"The high quality construction of these buildings means they're here to stay and it gives that feeling to tenants. With the close proximity to the developments on the Parkway, these had to be constructed with that same quality and beauty or this wasn't going to happen. We came to an agreement and said, 'let's go.' It will change the face of Bullhead City," he said.

Brack said an upscale business center is likely to attract upscale businesses.

"If you have a client whose used to nice buildings, you have instant credibility and a nice place attracts nice businesses. This is different than what's out there and this is the first of many.

"It will help those business owners who want to relocate but don't want to build from scratch," he said. "Not having to build means their down time is less and they'll be getting the quality they're used to. That's the first step for this community. This is a huge step toward a much nicer commercial population. It's a turn-key project where they can lease the building, get the keys, turn on the phone and be in business."

The Landon Business Center is located in the Bullhead Airpark at 2580 Landon Drive.
